Eagle County Market Overview
 

CoreLogic: Colorado Homes Holding Value. In the latest sign that the Colorado housing market is out-performing most of the country, a CoreLogic report released [this month] showed that only a dozen states and the District of Columbia did better than Colorado on a year-over-year basis in November. The financial crisis hit in 2008 and was felt immediately and dramatically in our real estate sales which was especially noticeable during that following year. Since that time it has understandably been a buyer's market here in Eagle County. Trends over the past two years are showing signs of stabilizing as asking prices have come down to what is now generally perceived as more reflective of the "current market". Demand has increased reflected in slightly increased sales.

The total number of residential sales transactions for 2011 was 887 - an increase over the 2010 total of 855 sales and a substantial increase over the 536 sales in 2009 - a positive sign for Sellers. The sales-to-list-price ratio was 90% for the year, an improvement from the 87% for 2010. The average time-on-market for these sales was 227 days.

Inventory levels are down which has reduced the competition among sellers. There are currently 1176 "active" residential listings in the Vail Board of Realtors MLS, an 18% decrease from the 1433 listings reported in our January 2011 Newsletter, and a 35% decrease from the 1800+ reported in late 2009. The average time-on-market for these active listings is 334 days.

There are another 145 listings currently "under contract" so the start of 2012 looks promising for sellers. The average time-on-market for these listings is 190 days.
